Fitler Square is a charming neighborhood located in Center City Philadelphia, a tribute to the late 19th-century mayor Edwin Henry Fitler. Here, history weaves through the streets, as charming historic architecture and tree-lined streets converge to create an inviting community haven. Amid the urban vibrancy, Fitler Square stands as a serene oasis, where the mix of green spaces, storied structures, and a strong sense of belonging welcomes individuals and families in search of a harmonious urban lifestyle.

Location

Fitler Square is located just west of Rittenhouse and South of Logan Square which are some of the busier areas of the city. The northern border is Walnut Street and its southern border is South Street and anything west of twenty first street to the Schuylkill River. There is of course overlap and debate depending on who you talk to but this is essentially Fitler Square.

Top 5 Reasons to live in Fitler Square

Urban tranquility

Fitler Square is next to Rittenhouse Square so you are close to the hustle and bustle of that neighborhood but you are NOT right in the heart of it. Thus, you can enjoy the benefits of being able to walk to Rittenhouse or Uber, yet be able to retreat back to a more peaceful abode. 
 
Both Rittenhouse and Fitler Square are great neighborhoods to call home but Fitler Square has a more low key vibe than Rittenhouse. That being said, there are still coffee shops, cafes and restaruants in Fitler Square itself - just not as many and therefore less crowds.

#1 place to raise a family in Center City
In my opinion, Fitler Square is the best neighborhood in Center City Philadelphia to raise a family. Niche.com agrees and they awarded Fitler Square the 2023 Best Neighborhoods to Raise a Family in Philadelphia.
 
You've got the stellar Greenfield public school extremely close and the renowned Philadelphia School private school. As mentioned, you've got a more mellow nightlife which is usually attractive to families. Furthermore, Fitler Square has a great sense of community amongst its residents. And you've also got the #1 greenspace in all of Center City in Fitler Square which leads us to our next point.
The #1 Park/ Green Space in Center City

Fitler Square is home to the Schuylkill River Trail, the Schuylkill Banks, the Schuylkill Boardwalk, the Schuylkill Park, and a kids playground that my children call the purple park. If you've got kids or like staying active, this single amenity could be the reason you pick Fitler Square over any other Philadelphia neighborhood in Center City. If you love playing tennis, biking, walking, jogging, walking your dog this is the place to be.
 
The Schuylkill River Park also has two dog parks - one for small dogs and one for larger dogs.

Convenient Location
Another reason you may want to move to Fitler Square in Philadelphia is due to its convenient location. As mentioned, it's convenient to Rittenhouse Square and all the amenities that area has to offer. But its also close to University City. If you work in one of the myriad of medical facilities just over the South Street bridge or at one of the colleges like Penn or Drexel than living in Fitler Square may be a great choice for you. You may not want to live in University City with a lot of college students and young professionals but if you work there you probably want an easy commute. Fitler Square would be a great place for you to call home.
Fitler Club
Another reason to live in Fitler Square is the Fitler Club. In my opinion, the Fitler Club is the best Center City fitness and social club and its only a 10-15 minute walk from Fitler Square. It's an amazing club with everything you would want and it's very family oriented which is not very common at many other social clubs. Stay fit, get some work done, and socialize all in the very new and modern club!
Fitler Square Homes For Sale

So if living in Fitler Square sounds appealing to you, let's talk about your housing options. The area is known for its charming and historic townhomes so that will be the bulk of your housing options; however, there are some larger homes that have been converted into condos and you'll also have some mid to high-rise condo buildings.


To give you an idea of pricing, the median home price in Fitler Square was somewhere around $780,000 in 2022 depending on the data you look at. If you have a family and need 3 plus bedrooms and more space, you are easily going to be north of $1,000,000. 45% of the homes that sold in this area in 2022 were $900,000 or greater. There are some three bedroom homes in a more affordable range but expect the size of the home to be small.
 
So what should your budget be for townhomes in Fitler Square Philadelphia? Again, pricing is all over the map but for a three bedroom I would suggest a budget of at least $700,000 but quickly escalating north of $1,000,000.
 
And if you rather live in a Fitler Square condo, you'll want a budget for a two bedroom condo to be around $300,000 - $600,000 or $1,000,000 plus for a newer condo like One Riverside, which is an amazing condo by the way.
 
I love this neighborhood and am often on the Schuylkill River Trail soaking up some sun and getting exercise.
