To truly understand Rittenhouse Square, let's start with its rich history. The Square used to be named Southwest Square and is one of the 5 original parks (or public squares) that William Penn designed into the city development 100's of years ago. It was later renamed Rittenhouse Square after David Rittenhouse - a businessman in the area.
The square is literally a square park that is located between Walnut Street and Rittenhouse Sq and 18th street and essentially 19th street. its a large green space 7 acres in size. The term "Rittenhouse Square" is used to describe the upscale residential neighborhood that surrounds the park.
The neighborhood is known for its historic brownstone buildings, luxury condos, high-end shopping, fine dining, cultural attractions, and a vibrant arts scene.
The northern border of Rittenhouse is Market Street and the southern border is South Street (though you could argue its closer to Pine Street) and between Broad St and the Schuylkill River. In this area, you technically have Fitler Square.
So who lives in this area? Rittenhouse is a very affluent area with the average income exceeding $100,000 and most residents have a bachelors degree and further advanced degrees. If they are not yet retired, most work in higher end jobs and there is a mix of young college and grad students in the area, young working professionals, families and retirees. So there is pretty good diversity in the area.
One of main reasons people love living in Rittenhouse is because you can walk to pretty much everything. Living here is extremely convenient. Whether its your job, a local cafe, coffee shop, bar, fine dinning, outdoor recreation, museums or shopping, Rittenhouse has it all. Some residents do have cars but if you are working in the city, you'll rarely use it and may be better served by not having a vehicle depending on your situation. My wife and I use our car once per week at the most and find it more convenient to just walk or Uber wherever we need to go. If you do want a car in the city, you can purchase a condo or townhome that comes with parking at a cost or have a permit to park on the street. However, street parking isn't for the faint of heart. Also, noteworthy is that some of the luxury condo buildings in the Rittenhouse area offer their own private chauffeur service.
And if you want to take advantage of public transit, Philly's public transportation system, is also a very convenient walk from many areas in Rittenhouse. You have 30th street station, Suburban Station and 15th Street at City Hall and can pretty much get to anywhere in the city.
Speaking of amenities, If shopping is your passion, you're in for a treat! Rittenhouse Square is lined with charming boutiques and high-end shops. Walnut Street, in particular, offers a mix of designer labels and local gems. It's the perfect place to indulge in some retail therapy if that's your thing. You've got lots of familiar favorites here as well from Apple to Warby Parker to Lululemon and everything in between.
Now let's not forget about the lifestyle, green spaces, fitness and your health. The 7 acre Rittenhouse Square itself is a picturesque park surrounded by luxury living. It's a serene oasis where residents and visitors can unwind, take leisurely strolls, or simply enjoy a relaxing afternoon under the shade of trees. You also aren't very far from the Schuylkill River Park, with a kids playground and a large and small dog park - plus the massive Schuylkill River Trail and Schuylkill Banks! It's really hard to describe how awesome this amenity really is, especially if you love fitness and the outdoors, without seeing it for yourself in person. Play tennis or the every growing sport of pickle ball. Play a game of pickup basketball. Enjoy a walk, run, or bike ride along the Schuylkill River trail with breathtaking views of the city. Bask in the sun and get your vitamin D with some great views of the city. So if living in Rittenhouse sounds appealing to you, let's talk about your housing options. Rittenhouse has a great diversification of streets and homes in the area. You can be right on the park in a high rise condo, or living in a very narrow trinity type of home, or have a large townhome, or reside in a smaller condo building that used to be a large townhome. The convenience of urban living meets the tranquility of a residential retreat right here. For many, it's the perfect blend of city vibrancy and residential comfort. You've got historic brownstones and other townhomes You've got low rise condos You've got mid-rise condos And finally you have high rise condos. The majority of the townhomes will be older but possibly recently renovated. And with condos, you'll find a diversity of older buildings - some units in those older buildings will be outdated and others will be more recently renovated.
To give you an idea of pricing, the median townhome price was around $800,000 in 2022 but this easily fluctuated to $1,000,000 depending on the data you consider and the median condo prices was around $470,000 in 2022. So what should your budget look like. Well for a decent 1 bed you are looking $250,000 - $500,000 plus. For a decent two bed you'll want a budget of at least $300,000 but really $400,000 + and quickly going much much higher and for a 3 bed plus townhome you'll want a healthy budget north of $600,000 but very quickly escalating to the millions.
